House sales have been steady in Oshawa and Whitby for the month of April.
194 sales were reported on the Durham Region Association of REALTORS in Oshawa. April 2008 reported 264 sales.
164 sales were reported on the Durham Region Association of REALTORS in Whitby. April 2008 reported 176 sales.
At the same time the number of new listings for Oshawa for the month was 375. April 2008 had 553 new listings.
At the same time the number of new listings for Whitby for the month was 232. April 2008 had 333 new listings.

Conditions in the resale housing market have improved remarkably this spring. Although April's sales are lower than reported at the same time last year, sales are up by an outstanding 21% from last month.
Average selling prices in the Region remain consistent and only reflect a 2% decrease in housing prices from April 2008, and a 2% increase in prices from last month. Although there is a decrease in the year-over-year sales activity, homes in the Region are still holding their value as average selling prices remained stable, despite current market conditions.
April 2009's activity is showing signs of optimism from buyers and sellers a like, who seem to be taking advantage of increased affordability powered by low interest rates and the various home buying incentives.
